Holiday Homes for Sale

We pride ourselves on being a spacious, quiet, family park.

We hold the highest grading from Visit Scotland (5 stars or ‘excellent’) and the AA’s 5 star pennant award. All of our holiday homes for let, hold the Thistle award for exception quality and standard.

Whether it is new or used, purchasing a Caravan Holiday Home (CHH) is an uncomplicated procedure.

All Caravan Holiday Homes, new or used, must be purchased through ourselves – we do not permit Caravan Holiday Homes to be purchased and sited, on our park, by a third party.

New Caravan Holiday Homes

We are delighted to offer nine new pitches for caravan holiday homes in 2010, each sited at the front of North Park with wonderful views over the mountains.

Various packages are available, depending on your choice of caravan holiday home. We have several preferred suppliers, but are more than happy to consider other models as long as they are in keeping with the Park's aesthetics and values. We will supply you with a new CHH, to your specification at the manufacturer’s recommended retail price, although the following expenses will also be incurred.

Delivery
This is the charge of bringing the CHH to Blair Castle Caravan Park and costs can range between £1500 - £2000, depending on the size of the unit and location of the manufacturer/ agent.

Siting Charge
This is a one off expense of £4500. This includes commissioning, the connection to all main services, 2 gas cylinders, TV aerial, steps and where necessary, site works and materials.

Extras available
We will be delighted to arrange quotations for the supply of extra’s such as timber decking, storage sheds, patios/ parking areas and gas appliance servicing. Please note that all decking and storage sheds must be purchased through Blair Castle Caravan Park.

Terms of Pitch Availability
Caravan Holiday Homes can expect a term of 14 years from new, before the requirement to replace. Once they have reached 10 years of age however, they can only be sold for removal from the park.

When owners decide to sell a caravan holiday home mid-way through their term, prior approval must be sought and granted from BCCP, to allow the CHH to remain sited on the park. Should the CHH remain on the pitch and be sold to a third party, previously approved by BCCP, then a 15% commission charge on the total transaction value will be applied. Where the CHH is sold for removal from the Park, no commission will be due, although a disconnection charge of £300 will apply.

March to November - £1670

Electricity
Supplied through a digital credit meter and charged on an annual invoice, usually in early November each year.

Gas
We can supply and deliver Calor Gas cylinders. Gas is charged according to the Calor Gas Recommended Retail Price List.

Occupancy dates
The Park normally opens at the beginning of March, and closes for winter at the end of November. Owners may visit to inspect their Caravan Holiday Homes at any time over the closed season, but as services are closed down, may not stay overnight. Vehicle access into or on the park, will also be limited.

Used Caravan Holiday Homes

Occasionally, we purchase used CHH’s from owners and these are often sold on the existing pitch. Sometimes these come with additional extras (decking or storage shed for example).

Several important conditions

1. To ensure the peace and tranquillity of all, Caravan Holiday Homes may be used by yourself, your immediate family and occasionally friends – there must be no commercial letting of any kind.
2. Under the Local Authority Licence, CHH pitches are available for holiday use only and must not be used as a living/ working residence.
3. All visitors to your CHH, must be made aware of the Park rules – you are responsible for the conduct of your visitors whilst they are on the park.
4. Owners must not allow young adults or children to occupy their CHH in their absence and without their direct supervision.
5. Owners are solely responsible for insuring their caravan holiday homes. This insurance must cover damage and injury to third parties at all times.
6. Dogs are strictly limited to two maximum and no dangerous breeds.
7. Noise must be limited at all times, but will not be tolerated after 11pm.
